You can use a VA, FHA or conventional loan to purchase a new construction home. We have a number of Builder friendly lenders but sometimes the builder incentives are tied to using the builder's preferred lender.
One of the biggest misconceptions I see is buyers thinking they don’t need their own representation when working with a builder.
The builder’s sales rep works for the builder—not for you. Bringing your own REALTOR® doesn’t cost you anything, but it does mean you have someone negotiating upgrades, lot premiums, pricing, and contract terms on your behalf.
In many cases, buyers can also take advantage of builder incentives—like closing cost assistance or rate buy-downs—and combine those with other lending options to reduce out-of-pocket expenses and make the purchase more affordable.

The amount you need for a down payment depends on the type of loan and your financial situation. VA & USDA Loans are zero down required, FHA loans require 3.5% down and conventional loan types can vary between 3% down to 20+% down.
