What this tells us:
This is not a stalled market — it’s a normalized one.
Buyers are taking time to:
- compare options
- negotiate
- feel confident before writing an offer
The days of “list it on Friday, sell it by Sunday” are mostly gone — but homes are still selling within a predictable window when they’re priced and marketed correctly. (HGTV multi offer homes still exist with extremely desirable and aggressively priced homes)

- Nov 2025: 243 homes ⬇️ slightly less competition
Schertz
- Nov 2024: 210 homes
- Nov 2025: 306 homes ⬆️ more options for buyers
What this tells us:
- Cibolo is quietly tightening — slightly fewer homes on the market than last year.
- Schertz has more competition, which means pricing and presentation matter more than ever.
This is exactly why sellers can’t rely on the market alone anymore — strategy matters.

- 2025: $369,000 ⬆️ slight appreciation
Schertz
- 2024: $340,000
- 2025: $364,950 ⬆️ notable increase
What this tells us:
Despite longer days on market and more inventory (especially in Schertz), home values are not falling.
That’s important.
It means:
- Buyers are still willing to pay for well-priced homes
- Sellers who are realistic and strategic are being rewarded
- The market is correcting, not collapsing
⚠️ The biggest competition for home sellers right now?
👉 New construction.
Builders are aggressively competing for buyers by offering:
- interest rate buy-downs
- closing costs paid
- move-in incentives on inventory homes
That means resale homes can absolutely still sell — but they have to be positioned intentionally. Pricing, condition, and marketing matter more than they did a few years ago.
