As a local Realtor, Army brat, and Veteran, I’ve lived and worked in this area for years. I’ve helped dozens of military families buy homes in Schertz, and I know which neighborhoods offer the best mix of schools, commute, lifestyle, and long-term value.
Below are my top 10 Schertz neighborhoods for military families, first-time buyers, and anyone looking to put down roots in a close-knit, small-town community with big-city convenience nearby.

This is where I grew up — so I can vouch for how special it is. Carolina Crossing offers mature trees, wide streets, and a welcoming community vibe. You're close to Randolph AFB, I-35, and local favorites.. The homes in Carolina Crossing were built between 1996 and 2001 and are a mix between DR Horton homes and Continental homes. They Range in size between 1400 square feet all the way up to 3200+ sf and sit on lots typically between .14 acre all the way up to .3 acres. Located just off Schertz Parkway on the North side of town along IH35.Builder Name: DR Horton homes and Continental homes.
