What a VA Mortgage Lender Said About Working With Renee Zunker on a San Antonio Home Purchase

When Veterans use a VA loan to buy a home in San Antonio, the real estate agent and mortgage lender need to work together throughout the transaction.

That coordination becomes especially important when a transaction involves an overseas buyer, a VA appraisal issue, inspection negotiations, seller concessions, and changing financial decisions.

Renee Zunker recently represented VA buyers purchasing a home in San Antonio while working alongside Tyler Carlston, a mortgage lender who specializes in helping military members and Veterans use their VA home loan benefits.

After the transaction closed, something happened that doesn't happen after every home sale: the buyers' lender left Renee a public Google review of his own.

What a VA Mortgage Lender Said About Renee Zunker

Tyler Carlston wrote:

“As a lender, I’ve worked with hundreds of agents throughout my career and she is on my short list of the best of the best.”

Tyler specifically highlighted Renee's communication, negotiation, and knowledge of VA transactions, adding:

“She is very well versed in helping military families utilize their VA loan benefits.”

That feedback matters because a lender experiences a real estate transaction from a very different perspective than the buyer.

The buyer sees the home search, showings, negotiations and communication. The mortgage lender sees whether the real estate agent understands financing timelines, communicates when problems arise, helps structure workable solutions, and keeps the parties aligned as the transaction moves toward closing.

Why the REALTOR® and VA Lender Relationship Matters

A VA home purchase isn't handled by one person.

The buyer's real estate agent, mortgage lender, title company, appraiser, inspector, seller and seller's agent may all be working on different pieces of the same transaction.

Renee Zunker approaches VA home purchases as a team effort.

As a U.S. Air Force Veteran and REALTOR® serving Northeast San Antonio, Schertz, Cibolo, New Braunfels, Marion and Garden Ridge, Renee understands that military and Veteran buyers can bring circumstances that require additional planning, from PCS orders and overseas assignments to VA financing requirements and remote closings.

The goal isn't for the REALTOR® to act as the mortgage expert or for the lender to act as the real estate agent. The goal is for experienced professionals to understand their roles, communicate clearly and give the buyer enough information to make informed decisions.

A Real Example: When a VA Appraisal Created a Decision Point

The transaction Tyler and Renee worked on together is a good example.

Renee represented Joshua and Sarah in the purchase of a move-up home in San Antonio, Texas. Joshua, a Veteran, was working in the Middle East throughout the entire home-buying process while Sarah remained in San Antonio.

The property was initially under contract for $498,000 with seller concessions.

During the VA appraisal process, the property's final appraised value came in $8,000 below the contract price.

That created a financial decision for the buyers.

Renee worked on the real estate and negotiation side while Tyler helped the buyers understand how the available options would affect their financing, cash required at closing and overall transaction.

Rather than telling Joshua and Sarah which outcome they should want, Renee and Tyler gave the buyers the information necessary to choose.

The buyers decided they preferred the lower purchase price, even though the resulting structure meant bringing additional money to closing.

Renee returned to the seller's agent and successfully negotiated the price from $498,000 to $490,000.

Communication Matters Even More When a Buyer Is Overseas

The VA financing wasn't the only unusual part of the transaction.

Joshua completed the entire purchase while working in the Middle East and had never physically seen the home.

Renee and the Zunker Property Group coordinated communication across time zones, while Tyler managed the mortgage process and Sarah handled portions of the transaction locally.

Renee also helped coordinate with the title company so Sarah could use the appropriate power of attorney to execute necessary documents on Joshua's behalf.

Despite the overseas buyer, inspection negotiations, VA appraisal issue and additional logistics, the transaction ultimately closed five days earlier than originally scheduled.

What Strong VA Buyer Representation Looks Like

For Renee Zunker, representing a VA buyer isn't simply knowing that a VA loan may offer eligible borrowers a zero-down-payment option.

Experienced VA buyer representation means understanding how the real estate contract, property, appraisal, inspection, negotiation, financing and military logistics interact, while knowing when the buyer needs guidance from the lender, title company or another appropriate professional.

That's also why Renee values working with knowledgeable VA lenders.

When an issue affects both the contract and financing, Renee can handle the real estate strategy while the lender explains the mortgage implications. The buyer can then make the decision that works for the buyer's circumstances.

Tyler summarized his experience working with Renee this way:

“Communication was top tier the entire time and she fought tooth and nails to get our clients the best possible deal.”
